When is it, November?

Thanks for your help, guys. 

I thought that using a tracking number for these documents was the most appropriate way to send them. But I recently bought a note and the seller sent the originals via regular mail.  I thought that was scary. 

When you buy a note should the original documents come via regular mail or should it always be via Priority w/signature?

Doesn't the cost of holding a note, change the yield that's projected? (i.e. monthly servicing costs etc.)  And, if so, how do you remedy that?

As a newbie to note investing that's terrible.  But, all investing is rife with unscrupulous people.  Just like you must do due diligence on a note; the same should be applied to Brokers, sellers, promoters and fund managers.  Since the note industry is considered a small community, why is it that Scott Carson is still a dominate player and not shunned into oblivion?

Thanks Jamie and all for this timely question and feedback.  As a newbie trying to find my way in this investment space, this is some very enlightening information.  I hope you guys keep it up for those like myself to hear some truth before we "jump in the water."

Chris are you saying it’s best to have title insurance in conjunction with the insurance on the property (homeowner)?  And, if so, who pays for the title of insurance (investor or homeowner)?

Las Vegas sits on a huge aquifer that’s managed by Las Vegas Valley Water District.  You can go to their site and do research.  But the water crisis—it’s been a problem for years, now it’s severe—-is here to stay.  Regardless, to any new conservation efforts.
