I agree they allow you to design your own mailing They scrub your list against the NCOA and provide you the forwarding data to update your records Provide you undeliverable addresses. I had 8 they were all type 0 from the source I derived the address from Easy fix and now it will reach the home owner All at no extra charge

You would need to ask yourself a few questions first. 1. How competitive is my market. If super competitive a list source list has property owners getting hammered by investors. So you might try a different approach than list source which is super easy to create. Super easy usually equates to super competitive. 2. How hard are you willing to work. It takes a lot of work to research and immerse yourself in this business but is rewarding. If you are willing to work hard find out where the distress sellers are listed. Listen to podcast or watch or listen to YouTube about building a distressed sellers list Remember not everyone is an expert so take advice with a grain of salt Start creating your list on excel if you take it to the next level you can upload your list to a skip tracer and Call the owners directly Scrub you list for equity Sometimes a house boarded by the city is just a soon to be foreclosure that may or may not fit your criteria Get a company to mail for you once your list is larger than you can handle. The hours you spend sending out the direct mail could be used finding more leads. Mail out to that list on a regular basis

It’s not the volume but the quality of the lead. What percentage of your leads are in some level of distress. If I wanted to send out to 10000 sellers tomorrow and I didn’t have a list from prior efforts then I would be forced to buy that list from someone like list source. Level of motivation may not be there. Competition definitely is since it’s so easy to get I did the same thing 6 months ago. I bought 1000 leads from list source. I did land a deal though eventually but the first few months I only got calls from all the sellers living on Flake City Lane. It’s not just that the sellers were flakey but everybody that wants to do direct mail myself at the time included want the easy way. So yes you have a lot of competition with purchased lists like list source It takes a lot of work to build a distress Property list but it’s worth it My calls took off when I started working and building a distress seller list. If your working in a price range where a high percentage of sellers don’t have issues this might not work as well but if your open in price range then I would suggest stop mailing such a a large number and spend the money and hire a VA to build and manage that list for you. There are companies that train VAs for our business. I just listened to a podcast by Mitch Stephens a few days ago on this subject. Understand though they will need to be told what to do. So immerse yourself on how to build a good list Also Listen to podcasts especially those that have guests that are doing this direct mail on a high level and are successful at it. Most of the better hosts will Screen their guests to make sure they are legit. Flipping junkie has great podcasts on direct mail. If I have to guess I would say there are at least a handful of companies in your area killing it with direct mail. @kelly kormos absolutely reach out to me I believe my contact info is public. If you have a list I would send probably to hit after Christmas and right before or shortly after New Years. I use resimpli reach out to Ray Lai His partner walked me through building my postcard they even let me use my own template which I had used for a few years and tweaked it some. They made sure my first list went out without a hitch. I think a good list of distressed sellers is the way to go. If you have the time You might cross reference to make sure their is enough equity If you don’t have the time send it anyway. Look forward to communicating and collaborating.

I believe sharing success stories with details on why that particular marketing medium has worked for the person posting is good intel If a thread asked what marketing have you been successful in and some replies Direct mail. I’m killing it bought 20 houses or 10 houses or did 5 wholesale deals in last 3 months that’s encouraging but doesn’t help the reader. If the poster said my Direct Mail took off when I created a distress seller list quit doing it myself and hired a company to send the mailers and I sent over consecutive months to the same distressed property owner that would be informational and encouraging I don’t know much about PPC but I’m going to guess if you have a very small budget it would be tough to land a deal. Since I have never done PPC I wouldn’t post since if I did it would be of Little Value. I guess what I’m trying to say is also be careful of someone posting about successful marketing if they are not really doing it. A lack of information may not be bragging they just don’t have a track record or have been successful at it but just want to chime in. This should be a community of givers since at least for myself I have learned a lot about REI marketing here If I am successful I will let anyone know what has been successful for me. I’m a big believer in direct mail since I have experienced success in it and much more so recently when I implemented the techniques taught by many on this site. Not bragging though I just want to see Those that want to make it do so.

Your gonna find pro postcard pro yellow letter different styles differ methods to direct mail by many I think your message should be clear what can you do for them regardless of what type of mail Most importantly you need to find an audience that your message will resonate with. The best message falling on deaf ears is futile. Postcards or yellow letter works if you are targeting the right Property owner Direct mail works when You Direct your message directly to those that have a higher probability of needing to sell. That with a good mail piece be it postcard or letter has the higher probability of you ultimately purchasing a property at a profitable price

Joseph M. I would say about 1 lead per month 2 if I drop off the first 3 months of no activity. I have built my list slowly starting in June I didn’t see much success until September Since then I have placed 6 under Contract by Direct mail. both purchases in September was from June distress sale list. One contacted us in September the other in July In September my direct mail count was 2800. My new list for December is at 4000. I am hoping as my list increases my numbers go up. My goal is 30 properties per year for 2018. I will make adjustments as needed.
