@Steve Haight - I appreciate it and same here, looking to learn more about real estate investing. You mentioned about "not a great time to sell." After being in this home for barely 2 years, we realize that downsizing from 2553 to <1800 makes sense for us. 

Hi Phillip, yes we are. There are new builders (>$350K) west of Deer Springs between Grand Canyon and Hualapai. 

@Phillip Dwyer - 2 properties sold in the past 60 days, the property built in 2014 received an offer after 60 days and property built in 2015 received an offer in 5 days. The comps within 1 mile radius is all over the board because of the age of the home and square footage. So my Realtor went by the recent sold in the neighborhood since my home was built in 2015. 

The photography is good, description is good but could be better and the information is accurate. Yes, there's sufficient access for showing. I think the price could be the issue.  

@Christopher Brainard - I'll send you the ML number shortly and I'd appreciate your honest opinion. 

@Allen Chaney - the comps in the area is strange because newer homes like mine are mixed with homes built before the market collapse. So my realtor couldn't use the recent sold that were built nearly 10 years ago. I hope that makes sense?

Hi BP Gals and Guys! 

So glad I found BP and resources it offers—truly amazing! I am ready to learn as much as possible about real estate investing in Las Vegas, Henderson. 

My wife and I moved to Las Vegas from So Cal 20 years ago. We both have full time career and currently own 2 properties (we live in and other one is rental). We just listed one of the properties (we live in) and looking in to renting once the property is sold, and also get serious in real estate investing. We always talked about real estate investing—and I think the reason why we haven't made any stride is because we always "talked"about it, we both know that it takes action to get going and that's why I joined BP, to learn more about networking, connecting with the right investors and use the resources that are available to us.

Hello, Real Estate Pros: 

I am a new member of BP and Las Vegas resident. After 12 days on the market without an offer and no showings, I think the problem is the price—too high for the neighborhood. With our Realtor's guidance and expertise, she said that based on recent sold (only 2 homes in the past 2 months, similar year built, square footage) our property is priced right and it support the sales of other homes in the area. And if we don't see any activity after 2 weeks, we could lower the price below the suggested comps.

When is a good time to lower the price, waiting 2 weeks without any activity is the best practice? 

I just don't like the idea of waiting to make a move because in my opinion the longer our home sits on the market, the lower the final selling price relative to the list price. Am I too impatient and just need to give it sometime for the marketing strategy to work?

I'd appreciate any suggestions and thank you in advance!
