I personally like doing BRRRs on multi-family homes that need work but not extensive remodeling. It has worked out well for me twice in the past.

Just yesterday, I helped a fellow BP member go under contract on a STR in South Central PA. There are plenty of inexpensive homes within a 20-30 minute drive of Hershey (Hershey Park, Chocolate World, Concerts) and Harrisburg (State Capital).

We were able to get the home under contract well below asking price.

I think the licensing requirement is good.

I also think that getting a real estate sales license should be much more difficult. 

Sometimes I'll come across agents who really don't know what they're doing.

Normal and reasonable in my opinion.

Some of the most difficult transactions I've experienced have been on inexpensive properties with a relatively low commission.

Could be wrong, but in PA, I believe the transfer tax applies - even when switching from your name into an LLC.

Does section 8 require a specific lease form for tenants in PA, specifically Dauphin County?
