Post: Turn-key or value-add?

Hi @Larry Chen!

I fit @Cameron Tope's second point of having a decent income from my full time job as an engineer, so I decided to go the turnkey route for my first investment. I made my first investment in October 2020 (see post below) and I learned a lot in purchasing and owning this property. 

I also already had a primary residence prior to learning about real estate investments. I wish I knew about the house hacking strategy a lot sooner since it has some great benefits. 

Ultimately, you need to look at your own goals and your own situation to determine what strategy will work best. Also, do not get lost in the cycle of thinking you do not know enough to get started. Taking the step and making that first investment will teach you so much.

I recently invested in my first property (see post below). It was a turnkey property. I learned a lot from going through the process of purchasing a property and in my 7 months of ownership. This might be a strategy to consider to get started with Real Estate.

First thing, Thank you for your service!

I made my first real estate investment in October 2020 (see post below). I went with a turnkey and I learned a lot from making my first purchase. Turnkey is not for everyone, but I felt like it was good opportunity for me to get started with investing. There are many others who have started with turnkey before moving on to other strategies. Might be something to consider if you haven't already.

Hi @Sam Mukunda!

Have you explored the option of using a turnkey provider? If not, it might be an option you want to at least explore. There are obviously pros and cons to every type of real estate investing, but turnkey may be a good way for you to get started. It would also help you narrow down your markets because you would be limited to markets the providers operate in. 

I went with a turnkey property for my first investment (see post below) and I learned a lot from actually purchasing an investment property.

Hi @Shilpa Matlock!

So far (about 6 months), things are going as expected. No issues have come up so far that would effect the returns and I expect this to continue. In terms of buy and hold real estate though, 6 months is not a long period of time so I always recommend speaking with some investors who have held a property for a longer period of time as well as investors who have made multiple investments to get their experience as well. 

My plan right now is to continue saving some more capital and make another turnkey investment with RTR towards the end of 2021. I am currently on track for this as long as no unforeseen personal expenses come up.

However, you are going to have to clearly define your goals for real estate investing and a clear path on how you want to reach those goals. Then you will need to weigh the pros and cons of the different RE investing strategies and see what strategy best fits your specific situation.

I was really trying to understand how the business works. Also, I was trying to confirm all the information I read in reviews and heard from others who had previously invested. I wanted to make sure I was going to be working with an honest and trustworthy team. Also, I wanted to convey my goals with real estate investing and see if turnkey was a good route to get started with in order to reach my goals. 

I did not have a neighborhood in mind. I did have a price point I was looking for to get started with my investing. This price point limited me to certain markets. I evaluated a few properties in my price range at the time I was looking, decided on a property and then did some market research to make sure the market would be a good market to invest in. 

I did not have a concern about properties selling out since I did not have just one market in mind when I started looking. 

I did run my own numbers, and I always recommend to anyone who is doing any kind of real estate investing to run their own numbers. You need to fully understand all the numbers on the property and verify they all make sense and that the numbers meet your criteria for a good investment. I also ran a few different worst case scenarios just to see what would happen in those situations. This made me feel confident in making the investment.
