Fist time real estate investor!

Hi,

I am just getting started in the real estate investments for diversification and for my FIRE goals! I am currently in california, and i want to buy cheaper rental properties in places like Ohio, Virginia,Texas, Vegas...etc.. I want to start with 1property, and i will be dependent on property manager to manage everything as i will be out of state. 

What recommendations do you guys have in terms of deciding the final zipcode for my 1st rental investment ?

My goal is to find something less that 150k and aim to get atleast 1% in monthly rents. 

Appreciate your help!

The most important thing is finding a local team who can help you with finding the deal, stabilizing the deal, and managing it (agent, lender, contractor, property manager).

There are a lot of Midwest markets that you can meet that criteria in. Some will offer better cash flow and less appreciation than others. I personally invest in Columbus, Ohio and have had good results.
