Hi @Ashek Elahi, the easiest method is to use wholesalers. They do the bandit signs and cold calling and all those things.

If you want to do those things to get a deeper discount, by all means, go for it. However, if your goal is simply to get started in BRRRRs, I would get on wholesalers' lists in your area.

Have you ever used a Wholeseller? Personally, I get contacted by Whole Sellers quite often and what they are trying to sell is not usually avwholesale price ….a lot of them are trying to sell trash properties for top dollar.

never hurts to make an offer that works for you, especially one with repair costs laid out..makes it tough to dispute

Do you direct mailers ever consider that 99.5% of the people you send this unsolicited stuff to wish you would stop. Same goes for the text messages, phone calls, and emails.

We'd love to know if there's a better system you follow for prospecting.

un-ironically there was no response to your request 🤣

@Moises R Cosme Thank you! I will be sure to! I'm going to post the details from the BP calculator as soon as a deal is closed. I'm eager to see the real life differences between our estimate and what really happens!

Old thread, I know...just wondering how the cash out process went with no income?  I'm in the same boat.  I'm about to flip but need a BRRR exit strategy just in case.  Also, I lived in Gillette in the mid 90s :)

@Jody Sheehan I recommend Mach1Capital (you can find them on FB).  A decent secondary option is Milwaukee Hard Money.

Thank you!

Looking to start some fix and flips in the Kenosha/Racine, WI area.  Looking for someone I can meet face to face if possible but willing to entertain offers from reputable biggerpockets lenders farther away as well.

Hoping to move on the first one within 2 months.  Lower costs to start (75kish purchase price, medium rehabs, 6 months)

Let's connect!  Already have my eye on a few!

Hey Jody - I live in Beach Park, and am dual licensed.  We have both rentals & have done about 8 flips now.  Happy to meet up for a cup of coffee and talk through it with you.  Racine and west Keno are really interesting areas right now (as is Zion and even Wadsworth area if you can find the right deal)

I’d love that!

I’m really liking the Kenosha area. Would love to flip some of the original Zion homes (1905-1915 builds) but the market here is a little tougher…houses sitting on the market for longer, etc.

 Sending a connect request 🙂

Hi!

I’m starting from scratch in the Zion, IL/Kenosha, WI area and looking for someone with experience in the area I can learn from/partner with.
I’ve never flipped before but have 20+ years as a job site superintendent and some remodel experience.
Willing to help out and help you while learning (won’t be just a taker, but also a giver)

Let’s hook up! Appreciate any help at all!

Thanks!

Jody (Joseph) Sheehan

Hey, I'm in Zion.  I don't have answers for your team, but I've just moved to the area and about to start real estate investing myself.  Hit me up and we can start sharing info as we get it :)
