@Amy A., thanks for adding your 2 cents!  I especially with my place had a curved shower curtain rod.  I think I'll put that in for my tenants.  If I can't have one (temporarily renting), at least my tenants can.  lol

@Mike B., you aren't the 1st person to mention eBay to me.  I need to seriously look at that as an option.  I also never thought of updating to lever door handles inside.  Nice idea and more ADA friendly.  :-)  Thanks!

@Pat L., those are some new ideas I haven't seen anywhere.  I especially love the idea of a kick space heater in the bathroom vanities.  But I can definitely see the safety aspect of the timer on the bathroom outlet.  Smart.  I don't drink coffee, but I can totally see the excitement of a coffee bar.  :-)  Do have any pictures?  I'd love to see.  I'm actually planning to add a pantry to my house I'm buying this month.  :-D

@Jason Lavender, I'm in Asheville for the great VA. I find it over priced and I don't want to invest here. I also don't plan on making it my permanent home. We will see where I end up. :-)

@Jason Lavender, are you buy chance related to Daniel Lavender?  Last I knew, he was in WA state, but that was several years ago.  I met him in the Army.  We were mental health techs together.  :-)

I totally agree with motion sensitive lights in the front, but I had planned on regular lights in back so they could have light if they were entertaining at night.  I didn't want them to have to constantly wave their arms to keep the lights on.  Hahaha!  But I can certainly see how, for security reasons, it's good to have them at night.

It's great that you use local artists' work for staging.  I'll soon be getting a house staged for selling, myself.  I don't live near there, but I can tell them I want them to do it.  :-D  And using Glade plug-ins is a great idea...especially changing it with the seasons.  You probably have no trouble selling your properties.  Great work!  Thanks for the ideas!

@Katherine S., I agree with your thoughts on the laundry room.  I was working on that in a basement laundry room in a house I owned, but I never finished the project.  Too bad.  My current spaces I'm going to be renovating all have laundry rooms on the same floor, either as a nook in the hall or right off the kitchen.  I was going to treat it as another room when it comes to flooring and paint, but in my case, because there aren't a lot of kitchen cabinets, I'm going to put in shelves to be used as a pantry for the house with the large laundry room one off the kitchen, though I guess they can use it for whatever they want.  :-)  

I'm terrible at landscaping ideas.  But I agree with fresh, easy-to-care-for plants are important.  Thanks for your contributions!

@Luke Mitchell, thanks for the tips.  I want my tenants to have garbage disposals because I'm currently renting (only here temporarily and don't want to buy here) and I love having one, but I have also called maintenance about it twice, so I certainly see your point.  No garbage disposals.  

Thanks go BP, I'm not replacing the carpet in my bedrooms.  I love carpet in the bedroom, but when I posed the question on a thread, 100% said not to do it.  In the upcoming renovations, it's all coming out and being replaced by floating vinyl faux wood planks throughout the house.  Maybe you should get your boss to join BP.  lol

Do you have a preference for paint brands?  I once had a contractor that told me not to go with Behr and to go with Sherwin Williams, but that's just 1 person's opinion.  What are your thoughts, if you're comfortable saying.  :-)

WELCOME TO BP!  I'm looking into investing in Raleigh in late 2018 or since I'm in the middle of buying another house in Auburn, AL, 2019.  I wish you luck with your wholesaling dreams and that's awesome that you found someone to mentor you!

@Will Gaston, you amuse me.  Thank you...for the amusement and the compliment.  :-D  Also, I love your thread on renting to students.  I'm in a college town as well.  (Auburn, AL...I had actually looked at Columbia, myself, too.  Being a former Soldier with 3 degrees, Columbia really appealed to me.  lol)  That thread you started was great!

@Justin K., as long as you don't have high turnover (like in a college town), that's a great idea!  I'm not sure I'd do it every year, though (thinking college student turnover) because I'd feel bad wasting perfectly good toilet seats.  I had thought of replacing mine because they are getting older.  I LOVE the thought of keeping the plastic on so they KNOW it's new.  Genius!  Thanks for the idea!
