And this is why I use property managers.  I'm just too nice.  lol  Plus, I was in the military until last year, so I needed someone local to take care of things for me.  :-)

@Kristin Szalajko, howdy!  I'm also a newbie on here, though I've had properties for several years now.  I agree with the advice above, especially the part about not quitting your job until you are making enough to support yourself and about knowing what you like and don't like, can do and can't do.  For example, I use property managers because I'm terrible at being the bad guy!  I could never evict someone, so that's their job.  ;-)  (Though thankfully, it hasn't happened since I bought in 2001.)

@James Hazelwood, I'm a newbie here, too.  :-)  It's good that you're just taking time to learn for now.  Of course, keeping an eye out is good as well.  ;-)  Good job and good luck!

I'm so glad you asked this question. I'm looking to sell my SFH and it needs to be updated, but I also don't want to spend money needlessly. Now I know that I'm on the right track with my plans. Thanks, @Yoni R.!
