If you need an agent, I recommend either @Tiffany Alexy or @Dawn Brenengen.  While I've never met either in person, they both seem great online.  :-D  They also both do PM if you need that.  ;-)  I plan on meeting both and working with one of them when I start buying in Raleigh, myself.  :-)

I also go to www.BestPlaces.net and look at the percentage of rentals and the vacancy rates.  It's personal preference, but I want at least 35% of the population renting (and really shoot for at least 40%) will less than 10% vacancies.  Good luck!

Wow!  Your situation sucks!  (As I'm sure you well know.)  My suggestion is to shop around.  As long as you don't sign for another loan until you figure out exactly what you're going to do, I would think it would be fine, but I'm not an expert on such things.  Good luck!

I recommend 2 RE agents.  You've already met Tiffany Alexy  (though she politely didn't specify that she's an agent ;-) ).  While I haven't met her in person, she's great online.  :-)  I also recommend @Dawn Brenengen.  I haven't met her in person, either.  But again, she's wonderful online.  :-)  Both are property managers as well.  I'm sure either of them can be of excellent service to you.  :-)  Good luck!

I've finally decided to join Zillow since it seems there are often things I want to see that I can't without joining.  

As I was signing up, it asked if I was an Industry Professional.  I have 3 properties, so I figured I'm an investor and checked the Other Real Estate Professional box.  But now it wants not only my whole name, but my phone number.  I'm not too happy about giving my number, but it won't let me go on if I don't.  

My question is, is there any benefit to saying I'm an industry professional vs. just a normal person?

@Seth Maynard, real estate agents get mad if you work with more than 1.  Some will even make you sign an agreement saying you won't work with anyone else while you're working with them.  (Though you can get out of it to work with someone else, you just can't work with them AND someone else.)  

I suggest talking to several first. I think it's a good thing to talk to them about investing, whether they invest, whether they work with a lot of investors, etc. How do you plan to get your deals? Do you plan on offering only 60-70% of properties on the MLS? They might not like that. Find out. Do you want to get foreclosures? They might not have a lot of foreclosure experience. Ask.

Ashe-Vegas!  Awesome!  I haven't heard it called that, but I love it!  lol  I don't actually invest here.  I find the property values higher than I prefer, plus this city doesn't really fit some of my criteria.  I invest in Auburn, AL and plan to start branching out into Raleigh in 2018 or 2019.  

I'm just in Asheville for the VA right now because I have multiple issues from Iraq, including a brain injury which currently prevents me from driving. It sucks. :-P But one of the best VAs in the nation is in Asheville, so I'm here for the moment. :-)

I haven't even noticed that I've been responding to several of your posts lately, @Brian H.  I just type and hit Post Reply.  Hahaha!  I figure I won't remember the person from one hour to the next anyway...at least not until there's been a good bit of interaction.  But I do agree with your WNC idea.  :-)

Hi!  I'm in Asheville, but folks do seem to lump Western NC all together.  It would make sense to do another subforum.  My suggestions are to either ask Support or tag someone like @Mindy Jensen, @Brandon Turner, or @Zachary Gwin (assuming that's the right Zach).  Good luck!  I support your idea.  :-)
