Hi Folks, I am in contract with an investment property that needs some work in Ancram, NY. Roof, electrical, gutters and structural on the detached garage. However, I'm finding it extremely difficult to find quality and reputable companies. Even the realtor suggested to ask the locals at the post office because she couldn't recommend any. also touched base with homeowners in the area and they too have been looking for years for a reputable company. I will also need a reliable handyman contact on the ground for emergencies..leaks, etc while I am not there. 

If anyone can send some I would very much appreciate it!! I won't be able to buy this home if I can't find someone to help maintain it.

Maybe do an inspection or have your contractor look at to determine level of issues...if any. Bring the price down due to having to deal with the hassle of city permits holding up your investment, if you want to deal with that.  However, not really knowing what the codes are or finding things behind the walls could be costly, so make sure your counter justifies the means.

Also looking into Personal LOC. Plan to have paid off within a year after selling.

Definitely staying away from hard lenders. I'll be eaten alive. Have no experience whatsoever and not desperate enough...yet.

@Chris Mason Thanks Chris. That will save me a ton of time! I bought my first investment property two years ago and would like to buy another. Plan B....Heloc on first investment? I don't want to lock myself in with a refi. Pulling from primary is tricky because I own a coop in NYC. Much more complicated. Everything is more complicated actually in NYC. 

@Chris Mason What lenders will allow duplex as second home? I'm interested in this same set up and having a hard time getting a bank on board due to Freddie/Fannie regulations. 

My insurance doesn't cover dogs and my current tenant is requesting a dog after a year of residence. When I denied due to insurance and other factors, the tenant disclosed it is a therapy/service dog she will be getting. However I do not have any paperwork submitted from the tenant who said they will register after they get the dog. 

Two questions, who do I advise that my insurance will not cover any animals (service/therapy/ESA or not) and what paperwork do I need from my tenant prior to permitting animals on the property? I won't allow until I get the paperwork.

Hello, I purchased an investmemt property duplex out of state and it its doing well. I'm looking in Catskills area to buy a multi as listings are very resonable and great STR returns. However the homes seem to sit on the market much, much longer which could be risky to purchase there. Anyone familiar with what's happening there and can provide some feedback would be much appreciated.
