I agree on the going to bed earlier. I too am a night owl, but exhausted by the end of the day because i never get enough sleep. I used to have a routine where I got up at 4:30 am everyday to start my day and did much better at coordinating my time becuase I takled things when I was fresh instead of exhausted. I own 1 duplex investment property and trying to find another so I can quit my day job and run my rentals (airbnb and long term tentants).

Hi Tatiana, I too am interested in hearing others familiar with Upstate. I want to buy a multi as primary and run STR. Much income to be made on airbnb. However, my biggest concern is the length of time houses are sitting on the market there.

@Mark Futalan I manage an airbnb investment property from out of state. I use the Schlage BE365 keyless lock and have my housekeeper/property manager change the codes. I choose not to go with the remote wifi worried technical issues would be troublesome if there was a disconnect, but I'm always having technical difficulties!  I have a back up key in a lockbox if any issues were to arise from the keypad. Been running for almost a year and so far so good.

@Alex M. Hey Noah, if helpful, one way I get histroy from airbnb is looking at the reviews since they are dated by month/year. If a demographic is getting say 4 reviews a month that tells me its being rented frequently along with how many reviews to date. 

@Jorge Jimenez hi Jorge, I was wondering when NOLA was going to pop up. I bought a double shotgun in St Claude/St Roch area two blocks north (lakeside) of St Claude in 2016. I rent one side long term and AIRBNB the other. The real estate is exploding and both my airbnb and equity are going strong. Investors just recently bought what used to be a squatter house and flipped for upwards of 350k on my street. I personnally don't have the funds for down payments and upgrades or I would probably buy another. With that being said, beware that the city is cracking down on airbnb, has severed all ties with them and warning STR they may or may not renew or approve new permits. However, long term rentals are needed and supply/demand is off due to airbnb and flips so regardless I think there are still some great investments. I also like to give back to the community which is why 1/2 my double is reserved for long term only since the STR and investors are pricing out all the people who make NOLA spectacular. The artists & musicians. Generfication is beyond happening there. There are still pockets though so if you want more info on demographics just let me know.

Hello,

I recently bought my first investmemt property in NOLA. I am not seasoned in RE. This is a personal purchase for retirement cushion.  I have a double shotgun that is rented long term on one side and just pulled the trigger for short term rental on the other. In the meantime I switched property manager's and things have gone from bad to (much) worse when maintaning the property.  I'm toying with running myself from long distance , but hesitant. 

First step is to establish a good relationship with those mantaining my property when there's no oversight. Or at this point will keep someone close at hand until I find the courage. 

In any case besides all that  I am currently looking for a reliable and trustworthy handyman and gardner (minimum twice a month visit to water plants and keep weeds at bay nothing extravagant, but knowledgable as the yard could use more landscaping) to get on board and not sure which direction to go. Craigslist and vast website searches are beyond my confort zone.
