A friend of mine and I have been working on a code of programming that scrapes the data from your respective County clerk website on a daily basis and compiles it into a neat, formatted, Google Docs spreadsheet - ready for direct mail marketing. This program would eliminate the need to make frequent, in-person trips to the county courthouse for owner data and would be a fraction of the price of other similar services like mellissadata.com or listsource.com/

We are wanting to start marketing this software as a fee-based product to other markets across the country, but need feedback/testimonials from seasoned Investors/real estate agents in order to do so.  We are looking for Investors who are regularly sending Direct Mail pieces out and would jump at the chance to obtain a customized, free list of distressed property owners in your local county to market to.

The list would contain Homeowners with the following document types (among others):

-Federal Tax lien                 -State Tax lien

-Child Support lien             -Code enforcement

-Mechanics lien                  -Deed of Trust

-Foreclosure                       -Hospital Lien

-Lis Pendens

& Several others..

Again, this is free data that I am offering here. I am not selling anything. Just looking for some seasoned Investors or real estate agents who are doing regular Direct Mail campaigns to try out a list or two (custom built to your preferences, of course) in exchange for some written/video testimonials.

In addition to this, we are looking for a real estate agent who has access to https://www.narrpr.com/. Er have used this website in the past as a resource for owner data, and it was a great tool to add useful data to our lists. We are offering a negotiable monthly fee ($50/mth starting out or a fee for each of the property searches as the company grows) to an agent who would allow us access to this site, if they already have access. We can extract the same data from several other websites (i.e. zillow) but www.narrpr.com is the best source for getting all of the data in one spot. Post: Private Money pledged to "fund"

My partner and I have been discussing the idea of starting a "fund" for our LLC that would allow private individual to "buy in" to our Property Acquisitions capital. The more they invest, the better their return or obviously, ownership of the fund (shares?). This would be similar to crowdfunding, but we would be offering the fund ourselves, rather than on one of the bigger crowdfunding exchanges, and the fund would be used as a Line of Credit by us, not simply attached to the rehab of a particular property.

I'm pretty sure we would need the assistance of someone who is Series 7 or Series 13 licensed, and possibly an attorney.

Does anyone have any experience with this sort of things and can point me in the right direction as to where/how to get started?

Well I'm not really from where I live right now, so I don't really know any trustworthy high school kids, but would love to hire some if I did.

Im looking for a small or medium sized company that does this already.

I am looking for a vendor to send out small volumes of letters (anywhere from 5 to 50 at a time) without using a window on the envelope.

So far, I have come across click2mail and some of the other larger sources that incorporate one or two window envelopes for the return/recipient address, and I don;t want that.

I do know several vendors that can send letters with no windows, but they have very large minimum orders, and I want to send letters on an as-needed basis.

Does anyone know of a source that can send small batches of letters with no windows on the envelopes?

Hello,

I am a in investor in the San Antonio, Texas area, and I am curious in 2 properties that are available off of the "struck off list" (our county's list of properties that did not get sold at the tax sale auction).

I recently found out that our title company that we usually buy our properties from will NOT issue title insurance on properties bought at the tax sale for 2 years!!!

Does anyone know of a national or Texas based title company that will issue title insurance for these kinds of acquisitions?

I will keep sending my letter to them and see what happens.

In the meantime, what type of message do you suggest sending? I have a pretty professional and empathetic message that I tweaked a little, but borrowed mostly from a "probate guru"

It is a pretty well-written letter, but I am worried that it may be a little too wordy. In your experience, is it better to keep a letter "short and sweet" or put everything all on the table with a well-drafted professional lookin letter? Also, should I consider printing the letter in a handwritten font to seem more personal a-la a yellow letter, or should I stick to good ole' Times New Roman?
