Kim,
I looked at your site briefly just now and liked it for it's many good albeit general suggestions. Did not see it at the time of your first post a few month ago. Since I am currently searching for recommendations for contractors in the Chicago area, thought I will give it a shot and ask weather or not there is a link on your site to such resources?

Knowing that the experience in rehabbing (almost non-existent in my case) can make or brake potential funding for a project, I started to think up ways to overcome the problem or give it a different light. Thus my question. Would it be of value to a lender to find that I work with a highly experienced team? Being an out-of-state investor, is it possible to hire a "team director" or just a... "consultant" and who would this be?

A paragraph taken from BP blog, 8/10/11 article written by K. Kaczmarek:

"Yesterday when the Fed decided to freeze rates until 2013 that was a signal to the market and the general public that there is a lack of confidence in this economy. Knowing that the government and the stock market has no confidence in this economy, do you think banks will have confidence in creating lending standards in the real estate market? What is going on in the economy is unprecedented and is a strong signal that real estate is going to continue to stay flat for some time in the future, and one of the strongest factors in keeping the market flat is the lack of lending on real estate there will be."

Did anyone here try to get pre-approved for a mortgage in the recent days? Is there any additional info out there on pre-approvals by large banks? Is there such a thing as HML pre-approval? What could be a replacement strategy for people such as first time home buyers or the "end buyers" who planned to provide an exit for a flip?

I am sorry but it is not literally "name,llc". Knowing that personal info on a BP post is against rules, I said "name,llc". I probably should have said xxx.llc... but for some reason being clear is not one of my talents... :D

When I saw your last post I thought "now I surly will be able to do it... how could I not think of all this..." But...

i went to look at the deed recorder's office of NY for my info on who owns the mystery SFR and found there are no phone calls permitted to that office. I'd have to pay a fee and wait for a snail mail to arrive in order to find what i need.

I know, there are bunch of things I still could do. However there seems to be not enough hours in a day. So I asked Carlos (post above) to help me via email and show me the steps. Gave him the actual name of the llc. Now i so appreciate how much work and experience goes into some of those RE projects...

the NAME,LLC has a fake physical location at some SFR without a phone; only nighbors have a phone.

No phone, no officers, but they do own many properties. I connected with someone who purchased from them previously. They were nice and said they'lll have the NAME,LLC give me a call. So far did not happen.

What am I missing or doing wrong? Recorder of deeds claims their data is current and the property is in lis pendes. On record there is still a private party with phone no longer in service. BOA was a mortg company years back but now it seems there is a private lender by the name.... NAME,LLC.... whom I am searching for, for a few days without success. Should I ask a title co for help or would an attny be better or is there something simple I am overlooking? Thank you again!

Exactly J, I was in a similar situation recently and another agent from another office(not even a buyer's agent) made an offer. And in fact, it was eventually accepted

I found them registered in NY and not IL where the RE is. Did not manage to get their phone number. Apparently NY does not need to keep phone numbers. I will call tomorrow NY corp comm, possibly it will work. (: Thank you!

This must be easy for most of you and my answer might already be on BP but I am searching for a few hours already without results.

NAME,LLC likely owns condo(s) I am interested in. County records do not show it. County records are a year old and still show lis pendens and some other grantee. I have a likely address but no phone or email or website for NAME,LLC. Where should I look?
