We are needing help with a property we own in Spanaway. Tenants were asked to move out by end of Aug. We are seeking help from an investor, hard money lendor so we can repair / upgrade the home before selling it.  We live in San Diego and do not have the means travel up there so I am reaching out to see if I someone there can be our resource for the funding and repair work. thanks in advance for the  consideration.

Congrats on this deal! As a licensed Insurance agent in CA based here in North County, I would recommend a policy for you as the landlord/ property owner and a policy for your tenant as the renter.  Please contact me if I can answer any questions, thank you.

We have a fixer on a large lot in San Diego under contract. We are looking to JV with Luxury Rehabber / Investor, or possibly assign the contract. #'s are: Acquire $1.7m, approx $400k rehab, ARV $2.6-2.8m +

im not familiar w/ rates outside of CA, however will suggest getting at min 3 quotes from different carriers using the same limits on each quote. I suggest getting the going rate for contruction with like materials and craftsmanship per sq foot. multiply that by the size of the structure to come up with aprox replacement cost. confirm the policy is specifically for a non owner occupied rental, includes loss of rent/income cov, and $1m of liability minimum. I also suggest u consider an umbrella policy for the additional liability protection. cheers and good luck, George A.- Oceanside CA

Ok, thanks for your comments and input.  Out of curiousity, is assigning the contract-(wholesaling) in  MF in WA legal using an escrow-title co?
