I think they do an excellent job! I've been very impressed with their communication, quality, value & overall customer service. I've really been able to expand my knowledge as a RE investor due to their help & mentorship. I had no idea I could use some creative methods to grow my portfolio. So they offer good rental products, but I think the greater value comes from simply working with them and learning about the most strategic ways to invest! We've invested in a total of 7 properties with them so far, and plan to continue as we have more capital available. Our next purchase we are looking to make is on of their new build SFR or duplexes in FL. I really like the idea of new builds in an area with strong appreciation, and quality tenant demographics. As far as advice for what to avoid I would recommend staying away from real low income locations, but I think they generally do not operate in lower class areas. Other than that I would say a lot of the learning probably comes through just getting started at some level, and gaining some first hand experience. We have not had any big issues so far to share experiences about. Hope this helps. Let me know if I can answer any other questions.

@Ryan H. Have you found a good lender to offer HELOCs on rentals?  I was told by my bank they only do that on a primary residence.

@Joey Allison Just curious, how did you come up with a value for your portion.  Was it determined by the company?  I have a small business online (no employees) that I've been considering selling, but I don't know how to value it?  Sorry this isn't related to your question, but I'm just asking for advice.  Thanks

I've invested with them since 2018 and had a pretty good experience overall.  I plan to purchase at least 2 more homes with them this year if I can swing it.  Here is a better thread that I've seen for more reviews that involves other investors that have actually worked with them.  It doesn't get sidetracked like this thread:

@Brett Veasey That is a good question.  You can find a lot of good statistical data online as well as jumping on google maps to view the neighborhoods.  I've found zillow & trulia are pretty inconsistent & unreliable.  Neighborhood scout is a better resource.  Nothing beats local knowledge though & speaking with boots on the ground.  The local agents & management are great resources.  I would ask Zach for contact info of some.  Generally I look for median homes price & income levels close to good transportation & decent schools.  Google maps gives you a very good idea if it is a family oriented & well kept neighborhood.  Definitely want to avoid areas with vacant boarded up homes, cars parked on the yard, unkept lawns, etc.  Hope this helps.  PM me with any specific questions & I'm happy to give you my two cents on areas you're looking at.

@Brett Veasey they filled the home with a qualified tenant within 30 days, which is definitely acceptable in my book.  Tenant only left because they were relocated last minute for their job.  They had asked us to break their lease, which we allowed them to, but they sacrificed their deposit.  Since I got to keep the deposit, I really wasn't out any money during the vacancy.  Is there something specific you are concerned about?

So if I understand you correctly, you are saying to RE is a good place to be during this time vs stocks?  Would we expect interest rates to go up meaning now is a good time to leverage?
