I've heard from a few people that it is possible to surpass the 10 single family property loan limit if you put your properties into a corporation or s corp which holds 10 or less. I can't find anything to dispute this online - only that holding properties in an LLC does not shield you from that 10 property personal limit.

Is this true? Can anyone shed some light on this?

I'm looking to hire a runner to pick up signs, lock boxes, to post vacate and other notices on tenants doors (which can be scary sometimes), and to do a basic interior walk through on our rentals a few times per year. I've been doing these tasks myself up until now.  

I'm concerned that I may be opening up a can of worms since I don't know employment law well enough. What if the employee has a wreck?  What if something happens to them at a property?

Anyone have experience with this? What's the best way to limit my liability? While we're at it, do you have a system that you make the runner follow for completing these, or other, tasks?

Hi Jade! I've attended a few meet ups in the past, but there hasn't been one that has been established as an ongoing meeting. I'd be interesting in attending when possible.

I do plan to buy both. Can't pass up the equity at the very least. I'm trying to do the BRRRR method and not leave any of my own money in the deals.

I didn't really think of "averaging" the cash flow of both and holding both for appreciation.  Thanks Evan! Together, there is enough cash flow to meet my minimum of $200/m.

I am buying two properties.  

Property A is in a desirable neighborhood.  There would be about 40k in equity realized at sale, but if I rent it, cash flow will be near 0.

Property B is in an ok, but less desirable area.  It will have about $25k in equity that I would net at the sale.  It will cash flow $3-400 per month. 

I would have no problem renting or selling either property in this market.

My long term plan is to build a large rental portfolio. I'm considering flipping Property B, and putting the net proceeds into Property A to make it cash flow since I'd rather hold Property A for the long term. 

So, I suppose I'm taking a 40,000 ft view instead of looking at it at the property level.  I know I'll lose some equity to closing costs for the sale of Property B, but I feel I'm better off with a nicer property.  

Am I thinking about this right?
