I am selling a property and immediately purchasing a BRRRR investment with the gain via 1031 exchange. I own a small construction company who will be completing the repairs on the new property.

The QI won't hold the construction funds for me. Is it OK to prepay the construction company (my LLC) for the repairs in lieu of the QI holding the funds? The company would receive the full rehab amount and I would finance a portion of the purchase of the property.

Nice Robert! San Angelo is a great place to invest.  I'd love to hear your repair estimates and what you expect to get for rent when done.  And, please keep my office in mind for property management if you don't already have someone! I'd be happy to work with you on market rents if you need any input.

@Taylor Philley still working on the deal. These units are in great shape. I might do some cosmetic work such as paint and flooring, and the biggest cap ex will be the HVAC in each unit over time (units are getting older). Roof is new. Best part is that all utilities are submetered. I'm looking to expand into multifamily here in San Angelo and would consider partnering. Let's talk soon. I am a Realtor and property manager as well.

Would you buy this deal? This is an 8 unit apartment. Based on several comparable apartment buildings, 2/1 units are leasing for $550-$650. My plan would be to increase the rents to this level over the next year, representing at minimum an increased monthly gross of $4400 ($600 more/month than now). All of these 2/1 units are currently leased at $475. These apartments have a history of near 100% occupancy. Also, you'll notice a fairly low property management fee in the attachment. This is because I run a property management office and this is an estimate of my cost for my office to oversee the property.

Can anyone direct me to the list of team members Brandon has come up with for his investment business? Not attorney, CPA, Realtor, but the people who run the day to day on his mobile home park investing business. I've searched BP to no avail.
