I have purchased property both out of state in Memphis TN and here in Las Vegas. It really depends what you are looking for and what your long term goals are. Yes, out of state properties may have a lower entry price point and decent cash flow but may not appreciate as well as a place like Las Vegas. That also depends on your model, if you were to house hack properties here in Vegas, you could get great cash flow and repeat the process every couple of years. Also have to consider the proximity of your purchase and how strong your team is out of state. I would love to chat further about your next venture and see how I can help you out! You need to be specific in what you are looking for and getting pre qualified would be a great second step so you know what it is you qualify for && more importantly, what works best for you. I hope all is well with you. Sounds like you are well on your way considering you are thinking this way at 18 years old. I would first get in contact with a couple of lender's and see which one you like most, and then find out what it is you can qualify for. This way, when you go to look for your agent, you know how much you're able to afford for your purchase. I would suggest interviewing a few different lenders and agents. They need to meet your criteria, personality, responsiveness, trustworthy etc etc. They are there to help you! If you need anything or have any questions, feel free to reach out at any time! Hi Milo,

Congratulations on looking to purchase an investment property. I used to live in Markham, SO technically not too far from Mississauga in comparison to where I live now, Las Vegas. I would suggest looking at purchasing in the states, you can utilize your Canadian credit and assets to qualify. I have an investor who lives in Newmarket who purchases rental property here in Las Vegas & Arizona. It makes sense for him in terms of purchase price and rental income.  Let me know if you need anything and goodluck!

I would continue to pitch your cashflowing properties to new investors as well. I know some investors who are still purchasing buy and hold properties because it makes sense for them. Yes, a lot of people are looking for flips and ways to get in & out but there are ample of opportunities for good buy and hold investments. There are always going to be a lot of no's before you get a yes!!

Hi @Lorri McIntyre, I agree with Chris. RBC has a few options for Canadians looking to purchase a second home or investment property in the USA. I am Canadian and have explored the RBC option, they can utilize your Canadian assets and credit. Also, theres Washington Federal that have a product for Canadian citizens looking to purchase. Hi Matt,


The books, podcasts and youtube videos make OOS look easy. I will tell you first hand that OOS investing is not easy. I myself was able to put together a team and build a portfolio out of state. With that being said, there was a lot of trial and error also big mistakes. There is always room for growth. A couple of things that I learned quickly was find an agent who works with OOS investors. They will all say they do, trust but VERIFY!! Call on their references. My biggest mistakes was with contractors. I was not able to have the quality control necessary to get the deal done as needed. RELIABLE Boots on the group is the biggest key. You need someone who you can lean on to verify quality of work being done. Do not be afraid to relieve those of their duties either. You need to feel confident in the work thats being done, no matter the agent, contractor, PM, lender whatever. I would rather no work being done while I call others to interview them, then things being done incorrectly or not to your liking. 

You are doing the right thing by researching and finding out other investors' experiences.
