What made you interested in investing in this type of deal?

this was in the same community as the other unit we flipped. We got this the same day it hit the mls also.

How did you find this deal and how did you negotiate it?

submitted offer prior to seeing it the second it hit the market. got it locked up same day then looked at it. Got an inspection done and got a $7k credit for repairs also so lowered the original contract price of $155k to $148k.

How did you finance this deal?

speed to offer is key. getting inspection and trying to credits in due diligence also saved us thousands.
