Look up your local tenant laws to see what the time period is for tenants who abandon a property. If not, you may have no recourse if they choose to come back or even break in. In some states, you may still have to go through an eviction process before you can legally take procession. Good luck!

Do a title search. If he is willing to hold a note (seller financing), offer him some cash for a down payment and in a few years, get a traditional mortgage and make him a cash out offer at approx 50% . If he takes it, you just purchased a property at a great deal! Good luck. Message me if you want more details.

You can wholesale a property without ever closing on it. You can sell the contract (assign it). The money you'll need is whatever deposit money you choose to offer. Make sure you read/understand the terms of your contract. Good Luck

Make sure you do a title search. There's been a lot fraud where a tenant claims to be the owner, has an attorney write a contract and collects as much as they can before the owner finds out when attempting to evict them for non-payment. I just came across a case where this happened in Colorado. Good luck
