Owner motivated. Seller Financing?

Hey BP hope y'all could give me some clarity on this topic. We currently rent 1900/mon in a townhouse with HOA (paid by owner) in Miami, FL. He has expressed his desire to work out a sale of the property due to his age and lack of motivation to continue being a landlord. I am interested in working a deal but don't have any idea what it all looks like. I don't want a bad deal for either party. I know his mortgage is 1400/mon. Other than that we are still just tiptoeing around the topic. If someone could help giving me an idea on how these things are typically structured or what questions to ask him. Any advice would be greatly appreciated. Thanks my BP family!
