I think the most important thing to remember is your reputation. Plenty of folks have given you ideas, from renegotiating your terms to changing brokers. If you want to be an investor, account for those fees as "cost of doing business" and account for them when you analyze your deals. Good luck.

Based on what you described, it sounds like a decent deal for your first.  If you plan on wholesaling it, make sure you have a list of cash buyers.  If you are going to flip it, use a GC to verify your estimated repairs or partner up with someone.  Either way, jump in! Good luck!

Unfortunately crime happens everywhere. I would not walk away based on one burglary. I would look at the "UCR" reports for the area to see what the crime trends are. Plus, you'll be able to tell if it was an isolated incident. Compare that UCR report to an area you are familiar with and you should have a better idea. Good luck
