Has anyone used this site yet? They're claiming they pull all of their information from the MLS. According to their site, they are not in my area but when I made the suggestion to move into the Omaha, NE area. One of the engineers sent me an e-mail saying they were in the Omaha, NE area. Now if this site is "legit" and is pulling all of it's information from MLS, $99 a month sounds like a good deal for non-realtor access to the MLS.

Thanks for the feedback guys. I just listened to a podcast this morning that called out using these three sites. It said they are not the best to use and neither am I but when you have to they will work. I have even read at least 3 books this month calling out these site. I know they are off on the figures and thats why I use all three of them. It all I have at this time.

For the first month I was starting out I worked with a realtor that gave me nothing but miss leading information. He had me go to a seller with comps he gave me and one of the house on the list was never sold, the seller new the owners, called me a liar and kicked me out of his house. Thats what I got for dealing with a realtor.

Since then I have meet a lot of people in REI community and have a few realtor contacts, just still have a bad taste in my mouth from the last one. I have met other investors in my area and hope that one of their realtors will be willing to working with me.

@Chris Feltus my title does say "real estate investor" because even those of us just starting out can still have the mind set and passion. I am new and I do not know everything that's why ask questions and joined BP.

I'm new to the REI and do not have access to the MLS yet. Is it safe to use Trulia, Zillow or Realtor.com for my comps, if I'm using them all? I"m also using the county assessor site to get assessment price from there and compared to those prices. I'm basically taking prices from all four sites and then taking the averages from that to get comps right now.

I had a seller contact me wanting to sell his house. However, he already has a deal pending and it is currently sitting at a title company. He would like for me to buy the house now (I would try to wholesale it) because the deal at the title company is moving to slow for him, or so he says.

I don't feel that the seller is telling me everything that is going on. Would it be too much for me to ask the seller for the current title company and for me to contact them? Or should I just move on a deal like I normally would and see what happens?

I was really hoping that someone had some talking points or the right questions to ask. I have talked to one wholesaler and he was having the same problem, he is new to the game as well. Here are the six questions I'm asking.

1) Do you work with assignments of contract? Does the assignor need to be present at closing?

2) Can you doe double closings if they are necessary? If so, can one title search be used for the whole process? (it will reduce your expenses)

3) Do you do “dry” closings? (a dry closing is where you don’t actually have the funds to purchase the property, but will be provided the funds by another source the same business day, usually from a 2nd closing)

4) Do you provide lists of NODs, probates, and absentee owners?

5) Will you be willing to provide a discount on volume title searches if all closings take place through them? (typical investor discount is 25%)

6) Can you provide any investor references?

So far I have contacted seven title companies all of which have acted as if they have never heard of 1, 2 or 3. I cannot believe that I'm one of the first to try wholesaling in the Omaha area.

@Bryan H. I was just at last months meeting looking for investor friendly title company. There were none at that meeting. Who knows maybe there will be at the next one. I am becoming a member so I will be going to as many meeting as I can.

I have contacted a few title companies in my area and they all act like they have never heard of "double close" or "absentee lists". After some googling I found some docs of questions to ask title companies. These have also got me no where. Can anyone give me some advice on contacting a title company?
