Got it, just the way you had it worded above sounded like you had a harsh REI group. :) Glad to hear that is not the case.

So on a side note, how do you like those Nexus switches? We have all of our DC's running on them now with NetApp storage. I do not get to play with them very much as I'm our VoIP Engineer.

@William T. I'm right there with you, wanting to retire from IT. At my company I'm as high up as I can go unless my boss quits. I also, enjoy giving back like tonight, my wife and I are taking a single mom with four kids grocery shopping. We have two kids of our own and we want to make sure they know to give back as much as possible.

You said your REIA group forced people out for age? Were they part of the board or the ones holding they event and missing things? I can't see them being forced out due to age. We have the old folks at my local REIA and I think they are a great asset to have around.

@Tiki Gugushe It sounds like the seller knows you are trying to sell the property. I would think if they are motivated they would want you showing it. When in reason of course.

I would ask the seller, if they would be ok with you contacting the tenants directly for showings if the seller seems bothered by it.

@William T. You're right about the hours. The company I work for now, on call is a nightmare. Everyone on my team hates when our turn comes around. This is a big push for me to get my REI career going.

@Steven J. Rich Dad Poor Dad is a great book. I read it a few years ago and then just listened to the audio book about a month ago. I added the other two books you suggested to my reading list.

Just wanted to give a quick hello. I'm new to RE investing and hope to someday make this my full time gig. I have been reading books, watching videos, listening to podcasts and joining groups/site for about the last 6 months. Now, I think it's time to stop procrastinating and start doing.

I'm going to be working on this part time (I have a full time job that takes 50+ hrs already) but I have my bandit signs, LLC, website, google voice number and email all setup and at the ready. I just have to start putting it all in action.

I'm going to start with a few wholesale deal first to build a little bit more capital and then jump into SFH's. I would like to get to about 10 to 15 SFH then flip over to MFH/apartments/condos.

Let me know what you all think.
