I agree with Clayton - invest in your market first, or atleast a easy drive (within 3 - 4 hours) and get your feet wet.   This alone can make a huge difference when investing out of state because you already have the experience of dealing with real estate, tenants, etc.

I agree with others - not a fan of getting rid of properties but with you potentially losing money and being out of state - it seems the way to go is to sell. Potentially buy something wherever you are moving and STR there or house hack.

I think with that price range it will be hard to find something in a beach town - especially Destin area , and most of Florida from what I’ve seen.

Wow - this is crazy and I didn’t know it was getting like this out in Colorado.  It’s especially surprising that the mountain / ski resort towns have banned STRs.   I do agree across the board almost everywhere - the numbers are getting harder and harder to work.  Mainly because of increased competition coupled with high interest rates.   I’ll be curious if this bill passes reclassifying them as commercial.

 Hey Brian!

Congrats on the STR! Glad you found something! I have a guy who has done all my cost seg studies and can help determine if it makes sense for you. Some of my properties he told me it did not make sense on while others it did. He will also provide an estimate of what the cost seg will do for you. I can send you his contact info if you are still looking! I know other people who have done the DIY cost seg and have been happy with it - but when using a company, they will back up what the report states and if you get audited will defend their cost seg at no additional cost.

I started using VRBO in addtion to Airbnb last year and I think it definitely helps!  The main reason being the two platforms attract very different audiences.  Most potential renters who are searching are not on both VRBO and Airbnb.   All in all, your property(ies) will get in front of more people if you use both platforms.

Hey Keena -

For short term rentals (Airbnb, Vrbo, weekly stays) the busy season is June, July, August.   We have pretty decent shoulder seasons as well though - April, May and September, October.  We get some holiday traffic but for the most part November through Mid March is quiet.  

If you are looking for a long term renter - long term housing is in high demand here as we have very little of it.  Let me know if you have any other questions!
