 As others mentioned... house hacking is a great way to start out.  In an area like Austin, you could potentially have one side as a short term rental, while living in the other and making some cash flow.   You could also look into being a host on Airbnb and helping other investors manage their STRs to get extra income and learn from seasoned investors.

I invest at the beach and in the mountains of North Carolina.   I certainly keep them in mind, and it was one reason for diversifying away from just investing at the beach - and starting to invest in the mountains.    Like David mentioned in that episode, if investing in an area prone to hurricanes, flooding, and anything other disaster, I make sure the home is set up to weather those storms (built on pilings, allow water to pass under freely, withstand heavy wind, etc.

Hi Kelly! 

I live in the Outer Banks and sell real estate here as well.  I own two short term rentals here currently and have bought and sold others.   Vacasa is pretty new to the market here, but you are correct, using Airbnb to market the property has the potential to bring in significantly more income than a traditional rental company.   I self manage my rentals here but I know numerous hosts in the area who have made a business out of being a host on airbnb for investors in the area.    Airbnb and Vrbo just attract such a larger audience and the rental rates have continued to grow and grow using them.   I am not sure of Vacasa business model, but I would highly encourage talking to a local host if you are considering investing here.  Let me know if you have any questions!

Outer Banks is a great market to invest. I have bought and sold numerous investments and live in the area full time and am a real estate agent. I currently have 2 Outer Banks STR's and the rental rate has gone up especially using a platform like Airbnb. The season has also grown longer and longer every year. As mentioned above, I also believe we are in a time of continued growth - prices have gone up substantially just like most vacation destinations, but you can still find great deals here where the numbers will work.
