I've been a full time residential agent for the past 7 years. I have 65K set aside for investment purposes. The strategy that I'm most interested in is BRRRR, however, I feel as If I need more capital to effectively start that strategy. My 10 year goal is to own 500 units. For my seasoned investors, where would you start if you were me?

@Frank Patalano I have 65k saved up for investing but I'm not sure what investment strategy I start with. Constantly thinking the pros and cons of each and it has me stuck. I know I want more capital so I can start to BRRRR. Should I wholesale? Should I flip? It's driving me crazy!

@Mark Pedroza I won't be wearing my realtor hat when wholesaling or flipping and I will disclose that I have a license but i'm acting a real estate investor.

I've done multiple probate deals as a realtor but I want to start wholesaling probate properties. In most instances, the personal representative needs court approval once the property is under contract. The court requires a CMA or an appraisal to show the property is being sold for a reasonable price. My question is how do I get around that being that I would be looking to get these properties for a lot lower than market value? Your help is greatly appreciated.

@Jill DeWit Thank you for taking time out of your day to respond. The mass pricing is what I'm trying to wrap my head around. Does DataTree provide an assessed value for each of the 3,000 properties and then calculate what you're willing to pay as an investor?

@Jill DeWit Thanks for all the info. I'm curious, when you say mail them all a real specific cash offer, do you mean each offer is specific to the property? if so, what system are using that is generating 3,000 specific offers?

Hope you could answer this question. Someone reached out to me today and said he has a friend who lives in Mexico, who's planning on selling on selling a couple of his properties and wants to invest in south Florida. He wants to know the process of using his cash in the US and what are his tax implications if he's looking to flip properties. From what I've read online, it seems like he needs to open an LLC and then needs an executed purchase contract to open a US bank account. Does that sound right to you? Would he just be charged a 15% capital gains tax when he sells or is he charged more not being a resident?

IF anyone can break down the steps for a non-resident to invest in the US, I would greatly appreciate it. Thank you
