Every book, site, or youtube videos always state that one of the best marketing techniques are bandit signs. I live ft lauderdale, when i drive around, i do not see bandit signs around. Are any other investors experiencing the same thing? Are the laws that strict in ft lauderdale, or am i driving in the wrong neighborhoods?

For the experienced investors, which strategy works best, using an assignment contract or a double close? and why? please

As a wholesale real estate investor, what are the benefits of having an LLC, if all i would be doing is collecting assignement fees? Also, what are the risks of not using an LLC as solely a wholesale real estate investor? thanks in advanced.

As a wholesale real estate investor, do i report or pay taxes on the assignment fees? I've watched alot of videos on youtube from investors and they never discuss that part. I am new to this business and i want to be aware of things like that. Any answer would be greatly appreciated.
