I'm a realtor who have had his license for since 2019, but haven't bought or sold a property for anyone yet. My license has been inactive all this time so I could pursue a chemistry degree. I earned the degree and I am now ready to start buying investment properties for myself. Any advice from the more experienced in regards to going about this is appreciated.

I'm looking to do a wrap around mortgage agreement with a family member. We would like to have an agreement drawn up by a real estate attorney. Any attorneys around the Cincinnati Ohio area on here I could contact?

I was recently approved for a FHA loan for under $100k. My initial strategy is to find a 2-4 multifamily property to help get my passive income journey started. Being that the property has to be FHA approved and already liveable, the market climate here in Cincinnati, OH isn't very fruitful. As soon as a property hit the market a second later it has already gone pending. I've resulted to searching for off market properties with not much fortune in that area as well....yet.

When considering purchasing a property through land contract with an existing mortgage on it, shouldn't the seller disclose their monthly mortgage payments and the remaining mortgage balance to the buyer?

Any private and hard money lenders I could talk to servicing the Ohio area, specifically Cincinnati?

A deal was about to close and profits were soon to be dispersed. I was speaking to a fund broker and I told them how I was going to try to find several homes to put under a land contract. He told me to put my money away and consider using hard money to fund my deals.

With that being said, I'm looking for hard money lenders. I have never used one before. I have never rehabbed a property either. Whatever tips or leads that can help me towards getting me started with this is highly appreciated.
