Thanks @Melvin List. No questions as of yet. I've found a few decent hard money lenders. Still looking for a few good private lenders for better rates. I appreciate you reaching out. 

Hey Everyone. I'm starting my first flip soon and am looking at all funding options. Does any have any contacts with reputable local lenders in Pinellas county? Hard Money, Private Lending, Gap Lending...all options on the table!

@Andrew Postell well, it's the county's tax collector website. These properties haven't hit foreclosure yet. The taxes are just delinquent. But I'll reach out to the county for more info. Thanks for the input Andrew.

Hey everyone. On a tax collector's website, what's the difference between "Delinquent Tax" reports and "Unpaid Real Estate Tax" reports? Both selections seem to refer to actual property. Also under the "Delinquent Tax" selection there are 3 subcategories: Certificate Issued, Certificate Desc, and Certificate Unpaid. Can anyone give any insight on this?

Thanks for the input @Cameron Tope. It was actually luck that put me in front of the professional letters. I'm starting with those and seeing how it goes.

Welcome to the BP community Richard. I'm a local wholesaler in the Pinellas area. I would recommend coming to the local REIA meetings. The TBREIA is great and you can follow on FB. There's a lot of knowledge and good networking available at those meetings. They have several a month across Pinellas and Hillsborough counties.

@Ryan Dossey I like the professional letters as a replacement for the yellow letters. I feel like everyone sends yellow letters so a professional letter is a nice change from what some sellers would be used to. And I would probably do just one round of postcards in a campaign just because people respond to different mailers differently. What are your thoughts? And is GC a greeting card?

Thanks for the input @Daniel Paloscio. I'm starting to see how saturated it is. I'm not touching leadsource until I have the capital to do a campaign on at least 2k homes. Especially with that kind of response rate. I'm trying to get down to a very specific list. Just a few hundred mailers at a time to a very specific market.
