Used Mobile Home Notes. Thoughts? Successes? Advice?

I've recently been introduced to the #1 affordable housing asset class, MOBILE HOMES, and how this niche market can be a profitable business in many ways.

I know some who own or are part owners in mobile home parks and I've also heard about the USED MOBILE HOME market by owning notes. I've been researching this niche market for the past two weeks, both through books, podcast and online articles, and feel there is opportunity in this class.

I'm finishing up a book called "Deals on Wheels" and find the asset class very, very interesting, and will be meeting with a local investor in CA who has been in this space for years and is willing to share his thoughts with me.

I started considering this asset class in California because the housing affordability in my area (Orange County/Southern California) is running at about 18%. It's out of control here and many are having to look at other types of affordable housing, and mobile homes is #1 in that space.  

I'd be interested to hear what others think and/or are they operating in this space. If so, in what capacity, location(s), etc.
