I’ve also heard of this strategy recently.  I believe you can purchase an Airbnb property using a vacation/second home mortgage with 10% down as long as you have control.  Meaning you can’t 1) outsource your management of the property and 2) lease out your property to a long term tenant.  I was hoping a few lenders can weigh in on this.

I would suggest denying the forbearance if not needed. Although, it’s not reported to credit bureaus, it may affect your future refis. Some lenders require an attestation statement such as, “The corona virus shelter in place order has not impacted my income or employment, and I’m not currently in forbearance or pending acceptance of a forbearance plan.”

I also used REI rail for a month and quit due to the buggy platform. My final straw was after I ran a campaign and realized that none of the text messages from my leads were coming through. Overall I thought their idea for a one stop shop platform was great but execution was poor. As noted above, their landing page system didn't work so I couldn't stop using on carrot. Also, their tracking numbers were very buggy and lacked IVR functionality, which is critical to RVM in my opinion, so I couldn't quit CallRail.

I was really rooting for Max on this one but thought the software was released prematurely and I can’t say my experience with customer service was great either.  I’d save my money as there are better alternatives out there.

I'm looking at a property for a potential buy and hold that's currently in a 100yr flood plain, but it will be converted into a 25 year flood plain under the new Atlas 14 changes.  I'm trying to asses what financial impact this change will have. Does anyone have any insight to how insurance premiums compare between a 25 yr FP and a 100 yr FP?  Is there anything else I should consider when assessing this increased risk?

I’ve seen some RE investor/agents go with eXp Realty.  Don’t know a whole lot about them except they are a cloud based brokerage with a interesting revenue share structure. I also hear they have some powerful agent tools that uses machine learning for predicative analysis.  Might want to check them out.

Thank you @Cornelius Garland for such a wealth of information!  I also hope you have a blessed year!  

I’m a new wholesaler and I’m about to venture on my first RVM and cold calling campaigns.  Can you share what time/days are the best for VM drops and for cold calling, unless you have your reps call all throughout the day?  From what I read, the golden hours are somewhere between 8-10am and 4-6pm.  Would like to hear what you’ve been experiencing.  Thank you in advance!

@Jonathan Loynaz Thanks for the valuable insight.  I was going to pass but just saw a video where Max Maxwell recommended them as part of a cold calling strategy.  Also found out that they have quarterly plans.  I'll probably use their service with a mojo dialer and which will hopefully get me through to more sellers and make it worth it.

Hey @Jared Vidales @Jonathan Loynaz, did you guys end up using cole realty?  Could you share your thoughts?  They claim a 70-75% accuracy on their phone numbers

I grew up in LA but left for Austin after meeting my wife and I couldn’t be happier.  Really didn’t feel like I was able to save as much as I should have while making six figures.  I meet plenty of California transplants here in the same or higher income bracket so the California migration in that article feels very real, much to the disappointment of native austinites.
