Congrats! I like your enthusiasm! Keep it going.

If it is already cash flowing, I would slowly raise the rent. (assuming they are good tenants.) Let them know that you realize they are good tenants who have been there a long time and that you want to keep them there, but they are currently way below market value and that you have to raise it up.

Marijuana growers would jump all over that rental. Whatever you thought you were going to charge for power, they will uses 3x's that and leave you paying the balance.

Welcome @Juan F.! based on you geographic location that your husband (or both of you) are Marines. I was a Marine but managed to avoid 29 palms. One thing i wished I had done was buy properties in the places I was stationed and then kept them as rentals.

Hmmm..... From Mexicali, secret spice from another country.... My first that was Tamarindo but that is not really a spice. achiote??
So they are dishonest AND don't want to be in your property. I would definitely not try to make them honor their contract. If breaking the contract is grounds for keeping the deposit, I would definitely do that as well.

I wouldn't count on tenants to maintain pest control. They deny that they need it until it is too late.
