That does sounds expensive. I would think at $6k it almost make more sense to just get new cabinets. Maybe that is what they are trying to get you to do. 

I once took a land lord to small claims here in San Diego for the same issue. I was only awarded the deposit amount. I still haven't seen it.

@Account Closed , @Degmo Bedada, You are right. 1/1 in that zip are in that price range for both rents and sales. It seems like you are not that far off from making it cash flow. so I would see if you can lower your month mortgage and raise your rents.

I agree with Rami W. , $180k sounds low. I have not seen anything beside trailers and horrible horrible properties below $200k (then again, I have not been paying attention to 1/1's) I would say your rent of 1000-1100 sounds pretty low too (of course it all depends on condition).

definitely contact them and try to find out why it didn't sell. It could mean big discounts. 

It sounds like Bob is looking for more than a finders fee. You should sit down with him and find out what he thinks is fair and tell him what you have in mind. What ever you do, be fair, be honest and be upfront.
