@Eric Armstrong, @James Masotti - thank you for the feedback.  I sure don't want to buy just to buy or "make the numbers work" on what will ultimately be a bad deal.  +90 days on the market has been a strategy I have been trying, I guess I just need to keep at it and will eventually get a bite on one of my bids.  Just seems like either luck or a lot of work to find good deals these days.  Thanks again - I'll be sure to post my next deal...

@Lee Cruz - I'm a newbie so I can relate with the MLS struggle. @David Faulkner - I like your perspective in that good deals do still exist and can be found on MLS.  @John Hickey - painting does make a huge difference and this is perhaps how I need to be looking at deals rather than thinking I need to make larger investments just to get it ready for re-sale.  thanks for the insight!

How to find the best deals in the southern New Castle, Kent, and Sussex County - Delaware. I'm a newbie, in the process of building my first flip deal which I found off-market. I am now looking to find another deal however anything on MLS, even REOs seem to be priced too high to make any worth while ROI. I have been thinking of going to the sheriff sales. Any recommendations? how are you finding your best deals in this market? Thanks -J
