@Wendy Carpenter I'm sorry to hear that, but I appreciate your response.  It's truly a shame as they had seemed like such a "no-brainer" as I've been evaluating potential fits.  That said, it's certainly better to get this kind of feedback before pulling the trigger.  Thanks again for the insight!

@Cornelius Garland As many others have mentioned, this is an incredible thread. Thanks for the information!

You mentioned that you're leaning more heavily on Voicemail broadcasts recently. Has that taken the place of your cold calling all together, or are you doing both in tandem? If it's both, how are you deciding which lists get cold called vs RVM?

Also, as you're getting responses to your voicemail drops, are they going direct to your company voicemail or is your VAhandling those call backs live?

My personal recommendation is Clymer Conrad PC.  They handle most of my closings, and are well versed in difficult/tricky real estate transactions.

Hey All - I know this thread is a bit old, but I'm curious as to how you are doing your mail merges and mailings if you use 55printing.com.  They're prices look great, but I'm not sure how I would accomplish the mail merge and "stamping" that services like Click2Mail offer.  Any insight?

Hi all,

I was wondering if any real estate agent/investors could give me some insight into the contracts they use when purchasing direct from a seller.  I recently passed my real estate exam in Pennsylvania, though I have not hung my license with a broker yet.  I understand that when I'm doing transactions with a buyer or seller that I'm representing, that the Pennsylvania "stock" agreement of sale must be used.

That said, like many investors I have a much shorter and simpler two page agreement that I have used up to this point when purchasing properties direct.  My question is, if I am the end buyer in the transaction and not representing anyone as a real estate agent, can I continue to use my simplified agreement?

Any insight from experienced agent/investors would be welcome.

Hi Lisa,

Welcome!  I'm a local investor in Lancaster, PA as well.  Not sure if I can tell you any short cuts to gaining info other than to dig in on the forums and blog posts here on BP and getting your hands on some of the "classic" RE books like The Millionaire Real Estate Investor, How I turned $1,000 into a Million in Real Estate in My Spare Time, Think and Grow Rich, etc. etc.

The local REIA is a good place to do some networking and the Lancaster group is fairly large. I'll be there tonight as well.
