Hi everyone, 

I recently bought a long distance rental for the first time. Since it is not in my city, I could not go there and check on the quality of remodel personally. I remember in David's long distance investment book, he mentioned that he will ask his property manager to check on it from time to time. Has anyone done this in the past? How do you go about asking your property manager to do it, especially this is going to be the first rental they will manage for me? Any tips will be greatly appreciated.

Hi everyone, 

I have a tenant who has been living in one of our units with his two cats for the past two years. Everytime I visit his unit, I could smell a strong cat pee smell in the kitchen where he left the cat litter box. He is leaving soon. What is the best way to get rid of cat pee smell? Do you have any recommendations on product, device, or professional services?

 I received the same call, and tried to do some research. No information at all. The Airbnb account they presented as reference had low customer rating. They said guests don't leave reviews, but my 85% or 90% of my guests leave reviews. Seem very suspicious

There are two big oaks trees right next to a property I am looking at. It needs to be removed. But I read online that oak trees are protected in Florida and you can not cut them. Is this true?

There are a LOT of factors involved and it is not quite as clear cut as simply the age of the roof etc. 

Other elements: impact/shutters/panels or nothing for storm protection will greatly influence your insurance. If under contract and the roof is too old to insure - you can get a temp policy with a mandatory new roof contract in place. 

To answer your question: I have never had a seller had to replace a roof or replace the HVAC simply to close the sale. I did have one seller who agreed to repair a roof, pay for it and then was reimbursed by the buyer at closing.

But most of the time - that is not needed. Insurance also depends on your location as well. The age of the property is another part of the story. Frame or CBS is yet another. 

Don't let it scare you from investing here though. I have worked with lots of investors who are doing very well with their properties! Ask away and of course - if you want to talk more - I'm here!

Hi everyone, 
I am looking at a place in Tampa FL which have trees super close to the house. I am worried that the trees could fall on the property due to hurricane or the root could hurt the foundation. Both of them would cost a lot to repair. What do you think? Should I walk away from it because of it? Or there is a way to mediate the risk? Thanks!

Hi everyone, 

I am an out of state investors and am interested in investing in Florida. But I heard the insurance is very expensive and difficult to get sometimes. There is a 4 point system, including no more than 20 years old roof and 20 years old HVAC. Or you could not get insurance coverage. I am wondering if every property needs to change their roof and HVAC every 20 years then?
