@Matthew Jones welcome to BP! I'm new to BP as well. I'm an analyst and find the corporate job is boring. I love listening to BP podcast while sitting in front of the computer. Good way to learn something new while stuck in the office.

I agree with @James Wise it's even quite hard to find the 1% deal here in a B+ neighborhood.

I always hear the 2% rule as a guide line for rental properties. But I'm not sure whether it's 2% of your purchase price or 2% of the ARV. If the property needs rehab and the repair cost will make a big difference on evaluation.

@James Wise@Adam Johnson I'm also thinking of setting up the direct deposit and my thought for partial payment is if I set up a different accout for each different address, I can freeze or cancel the bank account anytime if I decide to start eviction process. This is a scenario when I manage under 10 units of course. Do you think that will work?

Welcome to BP @Matthew Cook! I'm new to BP and new to Charlotte. I learned a lot listening to BP podcast while I was driving, eating and any free time! I'm a part time investor focusing on buy and hold. I have accounting degree and work as full time financial analyst. Good luck on your investing and I would recommend you to finish your financial degree cause it is a good source of income to get you start up and it's always good to have plan B.

Based on my experience in China, I guess in the Asian culture we won't trust a stranger easily, especially someone who's going to buy your house. They might be afraid if it's a scam or criminal. They think the detailed of information of the house is privacy, they won't willing to share unless they feel that they can trust you. Language might be another barrier, they probably don't understanding why do you want to know. I suggest you can take your time to explain the reason and build the trust. Hope that helps.

Do you have recommendation for the general contractor and handyman in Charlotte NC area?

We have two rental properties in NODA area need some work. My husband was doing most of the rehab work himself.  So we don't really know where to find good GA and handy man ensures quality as well as reasonable price.

We need yard work, landscaping, exterior wall, interior painting, refinish doors, refinish kitchen cabinets, everything!

 That is a very good idea! I'll definitely try that. I'm originally from China and we pay everything online. I'm shocked to see people still love using checks here. One question, I did some research on using the direct deposit and there's a saying that you need to be careful of the identity theft. do you think there's a risk or it only applys to personal account?
