I have worked with a lender that don't do 6 month seasoning period. You can get out the equit right after rehab.

However I have some several deals with them and I can't do more this year. That is why I am looking for a new lender.

I just finished a rehab. It is purchased through hard money lender. I am wondering where should I looking for refinancing without waiting for 6 month?

It is well said. I feel the same way he is not ready for 2m deal. When your skillet is ready, you will now that you are ready.

Make sure you will have all the legal documents required (rental licensce, certificate of rental suitablitiy, and lead certificate if the tanant has children under certain age (maybe 6), handbook of Good partner of houssing. Otherwise you are not allowed to take rent by law. 

I have same lesson learned.
