(Not to undermine the importance of studying all the material) but I heard from others that a lot of it just comes down to the mock exam questions, memorize as many as possible,  & you will find a lot of them on the exam. Sounds like that was the case with the Allied Exam Prep package, you noticed it to have a lot of the same questions that were on the actual exam?

Looking to hear from California agents- I already finished the required courses online. But I wanted to know specifically about the Exam Preps. Did you pay extra for any exam preps online, where from? Did you find it to contain a lot of the same questions there we're on the test?

Here we're some I found online:

RealEstateExpress.com has Exam Prep Master for $69

Kaplan (Birghtwood) has CA Real Estate Salesperson Exam Drill and Practice QBank- $59

FirstTuesday has CA Real Estate License Exam Prep Book and Diagnostic online practice exams- $39

Allied has CA Sales Super Prep Online Practice Exams- $79

Post: Why Would Seller Sign a Contract without POF?

Live in the Bay Area, had a lead on a off-market property that was soon to go on MLS. An investor of mine that buys in cash wanted me to get it under contract first before he looked at it. But it was unlikely he would even be interested in buying it, it was preliminary.

If I approached the owners and asked them to sign a contract that was all-cash, wouldn't they sensibly want proof of funds? Some type of seriousness? Why would they waste their time giving me a contract with a big unknown as to whether I'll even buy it?

Thanks, but it's neither of those things.

My question was, when you signed a NDA before, or had to sign one, did it have the address or not? That's all I am looking to know.

Asked about NDA's last week, didn't get much of the feedback I'm seeking.

Not looking for legal advice, just want to know, when you signed the NDA or sent the NDA to someone, did it include the specific address of the property?

(I've just been saying "a property to be identified after signing", but agents have been refusing to sign it without the address. If I include address, it defeats the entire purpose, they now have knowledge of the off-market address before signing it.)

But many agents have signed NDA'S, so I would think they are used to this. In general, does an NDA for a property include the address? I get so much push back on that, they say it needs the address, but that defeats the point.

 Interesting point. I assumed the "Each signing party shall be held responsible and liable" would equate to suing them on court financially? If I put something specific, it may cause them to be afraid to sign it.

But anyways my main question, was why would an agent not want to sign this? What is wrong with it from an agents perspective? They seem to have issue with the lack of a specific address or issue with non-circumvention? Anyone ever used NDA's before?
