I want to get local numbers in the multiple markets where I will send direct mail. Is it possible to get multiple google voice numbers on one google account? I want them all to forward to one cell phone. Or is it necessary to set up multiple google accounts?

Or is the better option to get local numbers via RingCentral where I have an 800 number set up?

Any recommendations on companies to install patio pavers in a small Denver yard? Area is about 400 square feet.

Hey BP, I'm looking for a little direct mail help. I am a long-term buy-and-hold guy with 3 SFR so far. I don't do flips. I'm looking to get a direct mail campaign going (using listsource), looking for Non-owner occupied free and clear properties (Larry Harbolt style) starting here in Denver. I'm not trying to steal anyone's system so if you don't want to share that's ok. But any help would be GREATLY appreciated. I need some basic guidance from A to Z.

Business cards - I was going to get a new google voice number.

- Is there a better response rate with a local area code vs. an 800 number?

I ask because I'm also eventually interested in Dallas, Phoenix and Las Vegas.

- Should I have "Real estate investor" on the card? Or something

like "Buyer of Long-Term Rental Properties"?. I imagine "investor" has a bit of a negative connotation to some owners.

Direct Mail Services - Once I get leads from listsource, I can import that list to http://www.yellowletters.com/ or wherever? Are there better direct mail companies?

I was thinking a white letter with a 3-year calendar on the back so maybe it stays on the refrigerator for a while.

-If I only need to talk to one seller a week until I get the hang of it (I have a full time job), how many would you recommend sending out a week?

- Once I determine how many to send out a week, can that be automated?

As in can I just include a bunch of zip codes and let "the system" do the rest?

Lead Tracking - Is there an easy tool to track when first letter was sent, second letter, contact notes etc?

Post: From Company 401(K) to current passive income.

Hey BP, I'm looking for some advice.

I currently have a full time job with a chunk of money in my 401(K). I'm getting tired of the corporate world and want to get more into the investing world for passive income. I already have 3 rental houses held in a LLC that cash flow nicely. I'm a long term buy and hold guy, I may never sell any properties.

What is the most efficient way to transition from 401(K) to current passive income?

I assume I'd have to quit and get another job to get hold of my 401(K).

My thought was get another job, open a self directed IRA, deposit the 401(K) and look for seller financing deals. I will do some direct marketing to find non-owner occupied free and clear properties. As I find seller financing deals, I can take the down payment from my self directed IRA (and pay taxes plus 10% penalty - I'm 48), buy the property in the LLC's name and have the rents go back to the LLC?

Is this the best way to go from 401(K) to current passive income?

Thanks Marco, I will check out your website and properties. Mostly going for cash flow but appreciation is good too. Phoenix and Vegas have some of the better rent ratios and appreciation forecasts of the markets I'm interested in. Yes, I'm in Denver but haven't come across any local turnkey companies as of yet. Denver should appreciate well but the rent ratios are nowhere near as good due to high prices.

Jon, I purchased a couple turnkey properties from Mack Companies in the SW Chicago burbs. I have been very happy with them. They buy REOs, gut them rebuild them and then tenant and manage them. Unfortunately they don't have any inventory now as a hedge bought hundreds of properties from them about six months ago. And Mack is supposed to provide them 500+ properties a year for then next few years.

Thanks Jeremy. There used to be a great site called Investor Loft where you could sort by cap rate and cash on cash return, but its no longer around. Whoever comes up with a similar site is going to be rich.
