This is when I'm in conversation with the seller.

since most mom and pop sellers get confused by "seller financing", how should I phrase it?

"I'm looking for sellers who want to receive their equity in monthly payments"?

"I'm looking for sellers who want to receive their equity over time"?

What do you think works better as a return address when mailing yellow letters out of state?

A local p.o. box in the area where the letters are being sent?

Or the address where I actually live in another state?

Not sure how many people would be turned off by each. And trying to figure out if it's worth the expense of a local P.O. Box

Are there any nationwide companies that can estimate ALL repairs on a property at once, rather than calling a painter, HVAC, roofer, electrician, plumber, GC and on and on? I'm specifically looking in SW Chicago suburbs.

I've started my direct mail campaign and the phone is ringing.

Now What's the best way to determine ARVs and CMAs prior to physically seeing a property? Especially for out of town real estate?

I read http://www.biggerpockets.com/rei/real-estate-comps-house-value/

And was wondering how most investors do this.

Pay for access to MLS (how much does that cost?) and learn how to do CMAs myself? I'm not interested in involving an agent at this point.

Or instead of subscribing to MLS, instead subscribe to a service like

Home Smart Reports (http://www.homesmartreports.com/) or

RealQuest Professional (http://www.realquest.com/) ?

Can anyone who subscribe to those sites tell me about the costs and benefits?

I want to target non-owner occupied free and clear properties.

To get free and clear properties I need the filter "equity = 100%"?

Why exclude "corporate-owned properties"? I would think many non-owner occupied properties are investor properties, which usually are held in an LLC or some other entity. Wouldn't I want to include those in my list?

I guess I will go with RingCentral in the markets where I need local numbers. I think I saw they are $4.99 a month each.
