I want to target non-owner occupied free and clear properties.
To get free and clear properties I need the filter "equity = 100%"?
Why exclude "corporate-owned properties"? I would think many non-owner occupied properties are investor properties, which usually are held in an LLC or some other entity. Wouldn't I want to include those in my list?

I have found that Corps and Trusts are too like minded. Making negotiation harder. IMHO be buy from "Mom and Pop" investors not the guy or gal who has purchased 500 houses during their career so I dont want to waste marketing dollars on the high mostly unreachable fruit.
