Chris Zlotnik norhtwest Indiana is a pretty good market since it's within driving distance of Chicago. I know the market is very competitive here too. Definitely do a lot of research on the next market you look at.

Have you considered looking across the border in Indiana? Cap rates are usually 10-12% and taxes are a lot cheaper. Just a thought.

First of all, congratulations on your new endeavor! Norhtwest Indiana rental market can be great if you are smart about it. the taxes are lower here which if you do things right you should be able to cashflow more. Also there is a large demand for rentals here as the rents are cheaper than Chicago (because of property taxes) so people move here all the time from Illinois. We have some areas that rent on low side like 650 and other areas that rent possibly 2K.  Some areas here you can be all in for maybe 50K-65K depending on finishes. taxes again depend on the area but anywhere from 1500- 4000. We use a program called BuilderTrend. I've found it to be user friendly and it really helps if you are planning on having multiple projects going at time. We are able to upload all of our documents, material info, layout information, etc so that all of our crews are able to look up this info at anytime. It's really helped especially if they have a question that they need an immediate answer to. We are also able to give log ins to our investors so they can stay updated on the progress as well. We can restrict or limit what any of our users see (crews don't have unlimited access to financials and other things as well as investors) Overall love the program especially if you are doing some volume.
