I just received my IN license and trained with RECP which I was able to do all online and at my own pace. I really enjoyed the structure of it and the review process.

Have you looked into joining eXp? I'm a brand new agent with them and I won't pretend to know all the ins and outs of what they have to offer. Wholesaling doesn't tie up capital for too long and can be quick money if things go smoothly. Usually there's a lot more money to be made in flipping but there's also a far greater risk involved, your money is tied up longer, and it's a lot longer of a process. Just my quick 2 cents on this topic

When dealing with investors, we usually have money wired to title company for construction at closing. From there the investor has to sign off and notarize the draw amounts as the work is completed and the title company wires the money to the contractors or whoever is needed. This seems to work pretty well for both parties we've dealt with.
