Short answer here is; you have to create value.  If you have a product with the numbers that have proven higher rates of returns then their getting elsewhere the cash buyers will come.

Dilbar,

If I follow you correctly with your question it sounds like two different agents are involved.  One with a property for sale and one with a client interested.  Where do  you fit into this transaction.  Since I am guessing from your question you have no interest in the property you are not in any way part of any transaction let a lone a whole sale opportunity.

May I suggest you get plugged into an investment group like the one I am associated with or in your local community.  This will give you a lot of much needed guidance.

Post: Writing letters vs buying mailing campaign

Jay,

Writing letters by hand ( the old school way) is the best way to get your readers attention.  WHY you ask?  Because rarely do you ever receive a hand written letter in the mail anymore.  If you do, its probably from an old grand parent.

It is a very personal touch, but don't stop there.  Be sure to take it a couple of steps further as well.  Hand write their address and place a 1st class stamp on the envelope as well.  

Lastly, " this is a bonus trick" no return address on your envelope.  This will get your letter opened 100% of the time.

Your time is valuable so hire a high school son/daughter or college kid who wants to make some easy money do them for you.

I am not sure why anyone would want to buy something that will not appraise nor put up that much down payment, but if you really want to move forward with this have the seller hold a 2nd mortgage for the difference.

I don't know all your numbers regarding positive cash flow, but its not a deal I would be excited about.
