Alvaro,
So sorry to hear you bought a condo anywhere in the United States for that matter. Most Condo have a home owners association that have monthly fees as well as a dictatorship in place.  You may want to first check to see if you can 
even rent out your unit. Most condo associations do not allow you to do that.  Hopefully you are the exception to the 
rule.

Secondly, if you are in a position to invest in a second property why not? Getting residual income every month is better

than punching a clock and exchanging time for money. ( Worse way to earn a living BTW).

If you want to be successful in real estate you really need to get connected with someone who will offer an internship. Without the proper training and education you are really setting yourself up for failure.

Anthony,

If this is an earn while you learn you could start with -" What type of training will you be providing?" 
" What can I expect from this training and how many hours are involved?"

If it is something you have to pay for up front then you would ask, " IS there a money back guarantee?"
Ask them what their experience has been and have them provide some examples of deals they have been
involved in. How many years have they been doing this?

First of all; Congratulations in taking that first step forward. Real Estate Investing is like a huge mass of uncharted waters.
You first have to figure out what type of investing you want to do.  It can be residential, or Commercial.  You may want
to buy and hold or buy, fix and flip.  The list goes on. I do offer an internship program to anyone wanting to get started
and want the personal one on one coaching required to be successful.

Ari thanks for your question.  I guess the real question you want to ask yourself is;

Can I take that profit and put it into another property to generate me more cash flow
than I am already getting?  If the answer is NO than keep riding the wave.  If you think
or fear that property will drop in positive cash flow as you may have the gift to see
the future than yes start making plans for moving the money onto something new.

Sergio great question and glad to hear you are thinking smartly before jumping in head first. I guess the first thing I would
do is get connected with someone you know and trust who is already doing these type of purchases. Get yourself educated
with the market as well as the different ways to purchase properties. 

I would also encourage you to buy some investor books, training, etc. We actually provide a Investor kit that includes coaching one on one as well as provides a money back on the first deal. 

This would be a good start then see where that takes you.

IN short you have not mastered the direct mail campaign. It starts with your message.
Secondly, its better to send out the same message at least 5 times to 100 people rather
than send out to 500 people one time.
