You may want to check on a free site called Referral Key dot com  They have access to a lot business owners in the real estate field in all 50 states.  I'm surprised your fellow Realtor's don't have anyone to refer.

Lucas,

You are making this too hard on yourself.  First of all; there are companies out their that do all the price shopping for you for the best rates and closing cost.  You do NOT want to have you credit report pulled more than once.

Secondly, most lenders do sell off their loans.  I won't go into the reason why at this time.  I will just say this, they sell them to servicing companies.

At the end of the day look at your bottom line.  If it makes sense, move forward.

So I got this straight, " You are trying to reach the home owner correct?" With that being the case when an agent answers the phone tell them you would like to speak to one of the parents.  Just kidding, but that may be an ice breaker to get the conversation started.  Just introduce yourself and tell them what you are trying to do. Be transparent with them.  I'm guessing at this point in the game the agent was unsuccessful in selling the property.  You may be able to create or form a partnership on creating a win-win depending on the stage of the process.
