Thanks for sharing the recommendations in this thread @Ryan Kelly. I really liked Five Stone, but they just pulled out of the San Antonio Area. I'll check Home Tax Shield.

@Raffi Mannarelli Here is the link to the type of STR permits available. Currently, the city is only issuing type 1 permits. Austin is a tough market for cashflow at the moment.

I have a house being rented out to 4 individuals. All 4 are on the lease. 1 of the individuals is leaving town and asking for documentation that they are no longer held to the lease. I'm fine with letting this individual out of the lease since the remaining 3 tenants are are fine to continue the lease and pay rent. What type of documentation do I need to provide the person leaving? This individual states that they need proof of not being held to the lease to get a new apartment.

Does anyone have experience or recommendations with using smart home tech for longterm tenants (12-month lease)?  I have a yale lock, Nest thermostat, smart irrigation, and home security system. If I want to rent this property out should I transfer the accounts, or remove the hardware and take it with me?

I am looking at purchasing a property in South Austin near William Cannon Dr with a 1 bedroom ADU. I have a pretty good idea of setting the rate by looking at other listings, but have no idea how to estimate vacancy? What are people using in their numbers?

In addition to quality of materials, you want to appeal to the largest group of people possible. Think about easy neutrals for paint colors. Use simple design choices for long term rentals. I would tour a few apartment complexes nearby to get an idea of unit conditions.

I have spent most of in time in San Antonio focused on the North and Central part of the city. Any good pockets on the south side worth driving around? I'm curious if anyone is looking around Palo Alto College, Hot Wells or Highland Hills. The properties that go through the MLS look to be high cashflow. My concern is vacancy and long term appreciation of the property. Anyone have any insights?

I am refinancing in Texas as well. I live in the state so this has not come up for me. Rocket mortgage reps have a decision tree they go through on the call and disqualify a lot of properties for various reasons. They wont do tri or fourplexes for example. Check with your insurance company as well. They know they rules and may even be able to give you a cash out refi. My state farm agent is a licensed mortgage broker and has been a huge resource.
